The overflow alone from TG will make this place successful. I know the Mgr at TG. This location has set records that continue to be broken every week. It’s drawing from up to 100 miles in every direction.

They could put it in LC and steal the customers from Acadiana and Cenla as well as Texas through Beaumont.
Pickles could have donated that land to them and I still don't see the business sense of putting it a driver and 5 iron distance away. Let alone in BR at all.
