400-500 sq ft per 12k btu unit

a 12 would work if its very well insulated but an 18k btu is what the space should have

I run an 8K, and two 6K for approximately 600 total square feet (3 rooms) and on the hot summer days need every bit of it to cool the camp off.

Use the 8K and one 6K to cool 432 S.F. (two rooms, no door) and the other 6K in a 200 S.F. Bedroom. The 8K by itself can keep the camp cooled once we bring it down, use both when we first arrive and its 100 degrees.
