OP, I'd wait for the Island deal to go thru. Allegedly, they're down to 4 interested parties. Island meets your requirements and I want to say it was $150. I use to live in mid-city and it was a whopping 20 minutes at most, barring no trains. no

No guarantee thats going to go down like we think and you're always at the mercy of the bridge. you can always take Nicholson all the way to Pelican and avoid I10

I played a couple times last year and it just seemed kinda dead out there. Of course they were going out of business so that may have had something to do with it
