It's going to be pretty tough to make any money after 2yrs when you account for realtor fees on top of what you'll spend to fix it. If it's an area that is gentrifying then it could make sense over the longer term if you can fix it up as you go. But, if you have no money how do you plan to acquire the property much less fix it?
