Is there any way to detect the extent of moisture damage to the subfloor of a home with a crawl space that is insulated with foam? If the flooring in the home is cupping and some floor joists beneath the house show signs of rotten wood/mold, how can one estimate the extent of moisture damage during a home inspection? Thanks for any replies.

What type of flooring is in the home? Water could be coming from high humidity under the home that is raising moisture levels in the home or you could have an old leak that was sandwiched between 2 vapor barriers allowing wood to rot, or you could have a combination of the 2. A moisture meter might give you some answers.

Not sure what's going on with your house, but i do think builders are getting carried away with the foaming everything in a house, roof, walls, crawlspace.
A house needs to breathe. Good luck.

Is it open cell foam or closed? Open is soft and absorbs water like a sponge, and shouldn’t be used in exterior applications. Is the cupping isolated, or throughout the house?
