How large are the adjacent properties? Are they relatively small? Maybe both neighbors already feel like the nearest house is close enough and don't want another plunked down in between them.
It sounds like the edge of the "family property" in question is only 70' from the road the neighbors use for access. What's on the opposite side? Is your potential home site just a small parcel at the rear of a larger property?
