Land in Eastern Oregon is cheap, but it is a dry area. 5.2 acres in a western state (except California) is like a small lot anywhere else. I abhor the "ranchette" area where a nice, large property is carved up into small "ranches." Thankfully, the use of conservation easements has helped stop some development along those lines.
There's 2764 acres in Montana with two miles of Yellowstone River frontage for $6.9m, which is high. I went out and looked at this property - I liked the rolling hills but lacked trees and other features I want.
