Problem is its 2 U-turns, one to get there, and one to get back to going downtown. On Vets where people are used to doing that and not walking its ok. Before Katrina it would have probably been ok.
Now there are decent-to-good places to get coffee all over the CBD. I'm not doing that when I can drive to the CBD, park, and walk at most 2-3 blocks to get a good coffee before going to the office or my downtown meeting. Plus drive up traffic gets you 2-3 hours of business in the morning, you still need people to buy coffee the rest of the day with no other retail around to provide customers.
To summarize, suburban model, wrong side of street, probably doomed to fail.
