You don't go to a builder when the house is being built and offer less money than what he's listing it for. He will tell you to GFY before a cat can lick its arse. Granted there are some things that are negotiable such as closing costs, realtor fees, etc.

Congrats on over paying for a privacy fence and paying for it for the life of your mortgage.

Actually dumbass he reduced his sell price the 3/4 to cover the cost of the fence. I'll be getting my own bids, and paying for it directly. Congrats on talking out your arse.

Edit: I bought our last two houses for less than list & both were new construction. FYI

So are you saying no matter what price the builder is selling it for, you have to offer full asking price? This is not accurate. You even mention things such as closing costs. If I go to a builder and offer him 5k below his asking price with no closing cost help, that's just like me asking him to pay 5k towards my closing costs. He is still netting the same thing.

Everything is negotiable, just make sure you educate yourself. Look up the comparable sales in the area and what things are selling for. Don't just offer 5k below his price bc that is the price he is selling it for. Show him why you think it's worth 5k less based on recent sales.
