First Time Homebuyer - Atlanta

First time homebuyer in Atlanta and I wanted to post and see if you guys had any tips that I haven't found in my research.
Background: I'm financially stable buying a home well within my means in a condo complex that I currently live and rent in. I know the HOA VERY well and it is run better than any HOA that I have knowledge about. They have not had an assessment in over 10 years. I plan on doing a few upgrades to the condo as soon as the purchase is complete (scrapping the popcorn ceilings, upgrading countertops, etc) but nothing crazy.
Any suggestions on things that are often missed that I should be on the lookout for? Thanks!

Midtown - Near Piedmont Park. I figure this area has the potential for a good investment because of location.
