But that's the catch-22. If you come in and "revitalize" an area by pumping capital into it, you are accused of "gentrification." It's like, come put money into our community, but don't move here and make it too nice. It's true. Speaking of "gentrification," the entire concept is just laughable. Areas that are "gentrified" started off as white neighborhoods from the get go. If whites return the the neighborhood it's somehow now a negative thing called "gentrification."

You've boiled down their argument to it's essence.
Give us your money, stay out of our neighborhood, and if we run out of money or want something newer/better stuff, you better give it to us.
Basically "we want what you have but we don't want to work for it".
