Mason Rd south of I-10 looks cruddy but it doesn't at all feel unsafe. It simply lacks landscaping and the cleanliness that nicer parts of Katy have. The big threat though is all the frickkng apartments going up. Developers don't give a shite and the cycle of nice areas turning ghetto just never ends.
