So, perhaps better to look in an area that would allow me to take I-10 or 290 west? Don't know if there are desirable areas that would allow this.

290 is known as one of the worst freeways in the area. If there is a way to avoid it or minimize your time on it, do that.

Where exactly around Memorial Park would your office be? Coming in from 290 from the northwest is kind of a disaster. Katy/Cinco area might be a decent option though or the Villages area (Hunters Creek/Piney Point/Hedwig Village) but these are pretty pricey

Do you definitely want to buy and be in a suburban type setting?
