I lived there 3 years ago pre-divorce. Awesome neighborhood. Ex still lives there. Very safe. Very quiet. No through traffic. Everyone maintains their property.
I lived in the back in 2011 when the river was scary high. I had no issues with spongy ground but I know that a few did. But, that being said, that's probably the worst it'll ever get. And, they did major levee work at Farr Park to deal with sand boils and subsequent seepage. Also, I didn't require flood insurance.
