Land Development is behind the 8 ball because of "Too big to fail"...builders were too cautious, now things are kicking in certain areas and boom, we're going see spikes in values... Not necessarily good long term
But if you need to buy a house, better jump in quick

hell no, especially in TX, eventually this will be another "flipping houses" show, except it will be the "flipping McMansions" version
