Houston OTers ... What's a good price per acre for residential lots?

I'm looking in Montgomery County and have found lots ranging from $75K down to $25K per acre. I've found 4.5 acres in a gated community on a lake for $116K. Is that a good deal?

It depends on where it is, if the HOA is still there, what is allowed to build in area, etc. I have seen it from $5,000 to almost $100,000 for a 1/2 acre. Check out the HOA first before you buy - if they are not in control or if they are long gone, run - don't just walk - away.
