Does anyone no about how long it takes tell you find out if your approved...

If you're using a Broker, then that depends on their relationship with whatever regional office they're dealing with.

I could find out in a day or two.

If you're going "RD Direct", which means you're dealing directly with that regional office & cutting out the broker (cheapest method & lowest cost overall), then that could take longer. It all depends on who you're dealing with, again.

Stay calm, and stay persistent. At the end of the day, they are employees of the Federal Government, so keep that in mind when you stop and think about who you're dealing with and what kind of time process to expect. Which means they could have a radically different work ethic than a money-motivated, comission-based mortgage broker whose motto is "everybody lies, nothing takes days".

You don't want to piss anyone off. Kill with kindness, but stay on them with politely-worded and non-annoying questions that show them that you are going to be actively involved in the process.

The second you get angry is the second you get into trouble. These people hold your loan and your home in their hands. Don't give them a reason not to give you the benefit of the doubt, or slow down the work they're doing for you.

I had the displeasure of dealing with a USDA office in central Florida and to reiterate what GFunk said, stay patient. It was very difficult to stay polite and professional at times due to the ostensible indifference of many of the workers that I dealt with, but eventually everything was resolved. Best of luck!
