Where can I find the best rate for a first-time buyer of primary residence?

There are so many sites offering to compare competitive rates that I find it more confusing than helpful. Also, how would I go about comparing rates at local banks? I've heard that you can only get preapproved at about 3-4 banks before your credit report starts getting marked.

When I bought, a decade ago, bank rates sucked. I used a mortgage broker and was very happy. Not sure if that's changed or not.

When you first apply at a bank, you have 15 days where the inquiries will not count against you. I read that yesterday.
