Land is probably the safest investment you can make. When has dirt ever dropped in value, besides a country being conquered or eminent domain?

Great investment when you sell but you can make more on a CD than dirt. Why are institutional investors buying (teachers, municipal emplyees, etc) when they have to provide a return?
Hell, the Al teachers investment fund is way invested in the Robert Trent gold courses in Alabama and golf courses are almost always money losers.

Early 1980’s. US Farmland prices crashed and most areas didn’t return to similar values until early 2000’s.
