I had an opportunity to watch the trilogy with several people who absolutely were NOT into the fantasy genre, and they all loved it. Usually, someone will laugh at the fantasy elements, but it never happened with these films. They were all riveted by how intense it was. The Nazgul scenes, the Moria/Balrog scenes, etc.
