I would get a large 2 gallon plastic watering can, mix up your chemicals and pour 18 inches up on house and let it run down into the rock divider, then go along and pour more chemical from exterior walls out 2 to 4 inches

Bait stations are hit or miss. If you drench the perimeter of your home with the right chemical (and application rate), you are normally good for at least 5 years. It's a pretty easy DIY project, but a lot of folks want the piece of mind that is was done by professionals with a "damage warranty".

All bets are off if you have a cracked slab. You can guess how I know.

See, this is where i stand. We built 5 years ago and now they're coming for $1500 plus $165 yearly. This is our last house, if we move from here, i'll have bigger issues than a termite certificate. I DIY everything else already. And i also just know if something does happen with termites, i'll get hit with "not covered because of the way my house is built (it's slab on grade but 24" from ground level outside to finished floor, wrapped with brick skirting. Some areas of brick (that are poured solid behind them and the concrete slab) are covered with dirt in a transition to my higher back yard elevation. We get wrote up for that and for the fact that my rock around my house behind the landscaping is against the brick. We also doused every nook an cranny in the open wall phase with boric acid powder.

i don't want to continue to deal with termite people if i can do it myself.

I can argue with that. Just keep up with it and I think you are good. Do a drench around your perimeter every 5 years (even if they say its good for 10).

As I said, I've had extensive encounters with those critters. My pest control company refused to pay due to the crack in the slab (could not see it). But, they missed a tell tale sign that termites were coming into the house. Long story short, I was gonna to small claims court on them, so they paid for materials and I fixed everything myself.

Even when you are hit with an infestation, it's not like your house is about to fall.....at least the subterranean variety. Normally, its a little sheet rock work or some stud repair. Termites will let you know when they have entered the residence when they swarm.
