Toledo Bend - Circle Drive Area

I have an investment opportunity on the north end of TB. Growing up hunting and fishing around the Circle Drive area was extremely popular. Is that still a popular place to go? I haven't visited that area since moving out of Shreveport 20 years ago. I have an opportunity to invest into an Airbnb property and wanted to know if this would be a good investment for that area. TIA

The area is still exactly the same. Nothing new has really been built up around there.
The grass is gone, so the duck hunting got worse. Fishing can be good up there, but it's shallow outside of the river.

I live in Shreveport. If I'm going to Toledo, I go to the Mid-Lake area 90% of the time.

The problem with being that far north is the water level. Many months out of the year it is just too shallow to think about renting to fishermen unless they can fish the river. I would look further south, where the water level doesn't matter as much.

Really not nearly as popular as mid-lake Pendelton Bridge area. If I had a BNB type property, I would want it mid-lake not Circle Drive.

Have a place on south end that we put on Vrbo. We get good family type of renters which is nice with regards to not tearing up my place. Rent it just enough to cover cost, not trying to get rich. Overall been pleased that we decided to buy it/ rent it
