In 2019, I bought a 2 bedroom house in Iowa for 90k at 3.2 interest rate. I made 40k a year at the time. I make 55k now and could probably sell it for almost 120k. I used my VA loan so I didn't have to put a down payment on it. I pulled the trigger at the right before this covid shite made the housing market ridiculous. Paying a set mortgage payment feels a lot better than throwing probably more money away on rent you never get any equity from. I can swing it on my income, no kids and live fairly frugal.
