I was really liking the Sonos amp idea until I realized they don’t have an optical audio port. I often switch between a fire stick, tv apps, and cable box.
1. What apps are on the TV that can't be installed on the Fire stick?
2. Dump the cable boxes and use the Xfinity/Hulu/AT&T app on the Fire stick.
3. Airplay is your friend. Sonos speakers let you do this
You can dump two Sonos One speakers in each room for less than the cost of the amp.

I mainly just want something very user friendly and one remote to control each tv, zone, etc.
I don't know what your definition of user friendly is, but if there is a woman involved, just go Sonos speakers. While you may have spent $600 a room on the in wall speakers 5+ years ago, they can probably be replaced for $59 a speaker, so I would suggest you not get anchored by the sunk cost fallacy.
The unreliability of "custom" apps, combined with you chaining together a room volume control (I'm assuming), a volume control on the source device, and the volume control on an amp is a recipe for you to get yelled at a lot.
