It’s damn close. $350-400+ Per sq foot. You might find something nice for $1.2, but houses in that area anywhere from $1-4M. Dallas proper median sale price is pushing $800k.
Here is one right near Jesuit. $1.27M for a cheaply built 70s house that has been remodeled. 2013, the same house sold for $560k.

I guess it’s been a few years since I looked at housing over there. My bad. Things are not the same as they were a few years ago! You could find nice houses in the 4-700k range all day (which I know is still a lot)
