Not reading through 4 pages but let’s go.
People will tell you traffic is bad but moving from Metairie to here you should be use to traffic. It’s not any worse than Metry.
Old Mandeville and downtown Covington will be your best bets for bars and restaurants but you won’t find .5 acres and empty lots….at least not for under 600k.
Lacombe will get you close to old Mandeville and the land you are looking for but Slidell is slowly creeping west.
You can find larger lots East of 21 around the hospital and St Pauls, which would put you closer to DT Covington, but not much available to build.
If you give up being within walking distance or a 5 minute drive of those two areas you absolutely can get the .5 a lot and new build for under 600.
