Best thing to do with it. After about 10 years with Elliott's planted, they will start producing. Within 15 years, they will be making big bucks.

Of course, the first three years to have to take care of them. After that, they are on there own. And of course, you have to cut the grass once a year.

I talked to two farmers that said it wasn't enough land to be worth the trouble

Already have around 30 pecans on it (10-12 have quit producing) and wanted to fill the rest of the place with them. I imagine spacing them far enough would still give me the option of putting cattle on it if/when the price falls

Diversify; 60 acres of pine(or pecan if you're set on that), 60 acres of pasture for feeder calves.

I think you mean the Crop Reduction program. You can plant pecans and other native hardwoods. I believe the maximum amount of the time you can be in the program is 15 years. There is a lot of paperwork involved and there is upfront work that has to be done to the land to qualify. It does provide steady income while the trees are growing though.

Prob with trees is low prices due to supply and demand. I think they are only getting $150/1000 board feet. Used to be &350
Planting them is really cheap. And u get two thinnings that provide some money

Dig a ski lake big enough for a slalom course, sell all the back fill and charge people to come use your lake.


Or develop it and build a neighborhood a.k.a. ski community and make some real money.

I've given it a lot of thought. Your best return seems to be subdividing it.

Selling burial plots will reap your best return.

Single burial lot - $500 (average size 4'x12')
Double burial lot - $1000 (average size 8'x12')
Cremation lot - $400 (average size 4'x8')

48sq ft X 120 is about 45000 give or take a few trees.

45000 X $500 is 22.5 million dollars.

Do you own it, lease it, family land? Are you only one that makes decisions for the property or have to get approval from others? Are you trying to come up with a way to service the debt? How much free time do you have to screw with the property? A lot of things factor into what to do with it. I have a few hundred acres in Wakefield north of St francisville and I screw around on it a little, not as much as I should, but don't owe anything on it so I basically just let it sit there and grow grass. As kids get older I will get back into planting my big food plots for them to deer hunt, just not that mad at the deer any more.

Fenced pasture in good condition with a good soil base is leasing for up to $30 per acre in my area. Average was $20 per acre. This was about a year ago.... got my best information from local co-ops and cattle operators in the area.
