You idiots realize the Apartments, IBM, hotels, ect... developments that are soon to be opening DT this coming year right???....This place is suppose to have a ton of TV's and basically be a chill sports bar. They don't have one of those worth a shite DT (although DT Walkons is coming). But there will be a MAJOR influx of people in the next 2 years working, and more importantly LIVING DT. This place, I would assume, is more of an investment for whats coming... more than whats here now DT. ALthough, it all depends on how much the costs are as far as leasing, renovation, ect...

Just my 2 cents without knowing the details.

Ive been hearing about the massive influx of people and businesses downtown for years. Still waiting....

Where are all of these people going to be living? Apartments in and around 3rd street are pretty pricey. Some of the buildings you would need to be making over 100k to be able to afford the costs of rent.

Unless they are building a lot more living spaces, the amount of people that can live around that area arent going to keep a bar going by themselves. And I mean affordable living spaces.

Well, if thats the case....makes this bar even a smarter investment!ha...I was wondering why I haven't heard much about that recently. I used to keep up with the bar scene more when I was back in my unmarried days.

It is coming when Canes moves downtown, when the Shaw Center opens, when Lafayette Park is finished, when City Plaza is built, when.....

IBM is the savior now. Did Bernhard abandon his plans now that he is reopening Shaw?

I won't be happy until Avenue Pub opens up shop in BR and they clone Polly to run it. I've been told that's the gold standard for beer bars and everything else is for the peons.

FINALLY, I thought these BR nerds would never understand!

Its called construction....You have heard about plans for years....and that is nothing but smoke and mirrors. These places are under construction. They will be built. Most of them will are to open mid to late 2015.
You are correct as far as pricey. But if your one of the 500 to a 1,000 people coming to work IBM, you most likely can afford it. Although some jobs there will be low level. Also, more and more people are going DT. I mean, think back even just 5 years ago. Nobody really talked about DT. It will only attract more people.
And yes I was angry typing. But I just could not believe I went 2 pages without one person thinking about the development aspect of it. Sorry, I thought more highly of tigerdroppings posters:)

Maybe not that much in the scheme of the entire BR area, but compared to the rest of downtown?

Have you been in any of Delgado's other bars??

He definitely does his part in attracting the current downtown crowd

This place will be a joke

Not sure how long you have lived in BR, but most of us that have dealt with it are jaded as shite when it comes to development talks.

For instance, about 5 years ago my wife and I looked to move downtown because it was great for our commute. Finding anything remotely affordable was out of the question, I could get 1500sqft in many other areas for half the price.

I havent looked in many years, but to my knowledge nothing has really changed.

I can really only see people in their 20s and 30s wanting to live downtown. Out of that, lets say 750 people, how many are going to be in that age group and have a salary of 60-70k+? The 40 year old guy with a wife and kids that is running a department making 120k isnt going to be living downtown.

People have been talking about downtown for 10 years. The "movement" to get downtown as a place to go started in the early 2000s. Its just never taken off like people thought it would. Downtown BR doesnt exactly have what you need in the area to justify paying a steep rent price.

Need to go to the grocery store-well I have to leave downtown
Need things from Walgreens and CVS-Gotta leave downtown
Need to go to a gas station-shite gotta leave downtown
Think of all the places you go to during the week that arent in downtown BR by 3rd street.

Its easier to just pay half the amount of rent 5 minutes away and go downtown to go out on the weekends.

You are clearly trolling now.

1. There will be a grocery store down there soon.
2. See #1. Also there is an existing pharmacy on 3rd street.
3. You are acting like downtown BR is the size of Manhattan. It is tiny. If you are going somewhere from downtown in your car, you are going to pass 50 gas stations on the way to wherever you are going.

It may not be worth the cost of rent, but the amenities either already exist or will be in place in extremely short order.

And that makes sense...but lets look at this late in 2015. I think DT will get much better in 2 years.

Its been "soon" for years. You cant sell something on the basis that it will be here soon.

Just looked it up. Strictly just a pharmacy?

Thats the thing. Its so small that its really not worth it. And all the amenities arent there currently and havent been there for years. Once again, you cant sell really expensive apartments on shite that isnt there or might be there in the future
