And Course Boulevard isn't too far behind
I've noticed that the clientele in this area declines quite a bit after dark

Section 8 apartments are out of control in BR. The property owners that go section 8 have helped kill the shite hole faster

Central is next. It has about another 5-10 years before it goes to crap. Starting to turn that way already.
Those neighborhoods down Hooper like Tanglewood and Carmel Acres for sure. I think the rest will be ok because of the schools

My parents live in Sherwood between sharp and Sherwood Blvd. It's definitely gone down. It's getting worse faster too.
As the older middle class families age and move out, many are renting, most to shitty tenants. It started slowly but with the increase in property crime and decrease in property values it's accelerated the last couple years.
Neither of my parents want a house note, being that they're about to be 60, but it's looking inevitable
Eta: "It" being the downward spiral of the neighborhood. A good measure is that STM is about half size it was only 10 years ago, from a student and parishioner standpoint

I noticed that because I have a friend that lives on the blvd. The area is sharply declining. Br is setup for his to happen though because greedy contractors and section 8 property was allowed to go anywhere in the city.

It is depressing when I drive through now. I used to ride my bike to hang out with my friends all through that area, from airline and good wood all the way to twin oaks elementary. Never had to worry about anything.
Some of the best times I can remember is going to play basketball at the brec on flannery and then riding my bike to Baskin Robbins on Florida and goodwood.

It's happening all over. O'Neal Lane, Coursey, Sherwood, Old Hammond, Millerville. I'm guessing neighborhoods like Shenandoah and Woodlawn are next. We'll probably get out of BR (and likely LA altogether) in the next 5 years.

Agreed.

it seems like a pretty common thing with a lot of cities in the deep south. It's become more and more of a shithole.
The upper south seems much more desirable

I grew up in Broadmoor, mom still lives there. She grew up in Sherwood on Archery Dr.
I went to STM and was shocked last week when I learned there are less than 600 students there.
We moved to my parents' house on Cora Dr when I was 5 years old and its sad how far its gone downhill in 30 years. It was actually well on its way by the time I graduated high school. I went to Broadmoor high and we were the minority there by the time I graduated.
It's a shame how little my mom's house is worth now. 3000 square feet on a huge corner lot and barley worth $100K, when it was more than double that 15 years ago. And she WILL NOT LEAVE

Yeah that's likely where we head. TN or NC

I'd love to settle down in that area one day

Yea. My parents house at it's peak was probably about 225-240k. If they sold today they'd be lucky to get 140 for it.
My mom was the same way. My dad has been wanting to GTFO. She is just starting to see the light. It's looking like between my siblings and I, we will be able to buy them something on the other side of town and all just pitch in on the mortgage.

I'll have to live in at least a medium sized city for work. I've been looking at Raleigh. I've spent a lot of time there and like the area. I like eastern TN too but the only job market for me would be Knoxville which is still far better than BR

S harrels ferry area is next
my folks own one of the very few houses in woodland ridge that didn't flood
they are early 70's, healthy and have no reason to live there
but they refuse to list it for sale
I've quit yelling about it...but that whole area is on borrowed time

Knoxville is actually a pretty underrated place to live, I could totally do it.

Had some cousins that lived there in the 70's and 80's. Seemed like a great neighborhood back then. Shame it has gone to shite. The flooding last year probably drove some of last good families out.

I have a hard time believing that even given the circumstances. It's not Glen Oaks yet
