My house would cost about another $40-$50k in BR and I live in one of the better subdivisions in Central. Cultcha is starting to move in. We are about to sell before Montecello happens again

So you live in a neighborhood where houses cost 300k+ and culcha is moving in? Because if your home is worth less than that then you don't live in one of the nicer neighborhoods

Grandparents live in Biltmore, I am shocked at what other houses are selling for in here, would have thought a lot more within Central school district.

BS on your BS. There is no "culcha" moving into magnolia square, village lakes, wisteria lakes, or Bellingrath Lakes. If you don't live in one of those, you don't live in one of the nicer subdivisions.

If you live in Woodstock it was destined for failure. There's DR Horton trash everywhere.

Reality is the gehtto spread into this area after Hurricane Katrina.

Little Jamaica destroyed it on the Flanery Road or East side cultcha, Belaire (jailaire) from the North side gave it its thuggish new looks, and on the Southside Blvd de Providence gave it its bling!

Even if it had decent areas left who wants to live in an area surrounded by ghettos?

quote: A good measure is that STM is about half size it was only 10 years ago, I grew up in Broadmoor, mom still lives there. She grew up in Sherwood on Archery Dr. I went to STM and was shocked last week when I learned there are less than 600 students there. We moved to my parents' house on Cora Dr when I was 5 years old and its sad how far its gone downhill in 30 years. It was actually well on its way by the time I graduated high school. I went to Broadmoor high and we were the minority there by the time I graduated. It's a shame how little my mom's house is worth now. 3000 square feet on a huge corner lot and barley worth $100K, when it was more than double that 15 years ago. And she WILL NOT LEAVE

Interesting. I know someone who just sold a house on Cora for about $300,000. Your mom's house probably needs a shite ton of work or you are getting bad info from an appraiser. Nicer homes in Broadmoor have little problem selling relative to almost anywhere in BR.

A guy on the St. Louis king of France thread counted in the 2017 2018 STM school directory and said 610.

Is there even a safe way to get to Central from Coursey? Always wondered that...

Go down O'Neal which becomes the Central Thruway at Choctaw.

When we moved to BR in 1969, we were in a brand new house on Effringham, and almost every house around us was probably less than 5-6 years old. It was a safe, fun place to grow up. I graduated from Broadmoor the last year that all of us actually came from the Sherwood/Broadmoor area, not from all over BR. Now it's gone to hell.It breaks my heart that it has turned to what it is now.

Not scared but there's some sketch for sure. Esp that gas station on O'Neal/Harrell's Ferry. Couldn't pay me to step foot in there. I was somewhat being sarcastic about getting to Central from Coursey bc I grew up in EBR. Not long till O'Neal is like Sherwood. Even Jefferson by Pecue is getting bad.

One night I was with a lady friend and at About 2 am we were hungry. Waffle House the only thing nearby open and no food in the house. Tried to call in an order to no avail.

I decide to go to that Waffle House.

The absolute degeneracy on display there...my god it was horrifying.

If I could have called down air air strike and killed everyone there within a 1/4 mile vicinity, myself included, I would have.

It would have been a net positive for society as a whole.

Some "people" are just too far gone into the cancer that is destroying Baton Rouge that there's no turning back.

The worst aspects of society breed like rabbits on the taxpayer dime and show ZERO societal appreciation for it. They are the absolute dregs and I'll be leaving as soon as I can financially.

It needs a good makeover. We moved there in '85 and there hasn't been anything more than new paint since then. Nothing structurally wrong, just needs a good updating. I may get another opinion if that many people think the appraisal was incorrect.

Admittedly, BR is bad but if you think that you can move to a place without trashy people then I'm afraid you are going to be disappointed. If you are just searching for less culcha you can absolutely find that.

Oh, the cards are starting to line up. As soon as I can sell and buy somewhere else I'm gone.

Only where I am because of my ex wife.

Nicer homes in Broadmoor
Well that's the trick now, isn't it? The "nicer" ones are surrounded by lease homes where the tenants don't give a shite and the owner doesn't either. Those same homes were owned 20 years ago by middle class families that took pride in their home.

I'm not spending $300,000 to live in that setup, sorry.

My field is in relatively high demand in many areas of the country but my wife doesn't want to move so far. I think she's finally somewhat warming up to idea.

Well, that house would fetch $400,000+ in Tara or Westminster. I actually like the neighborhood. It isn't surrounded by all the ghetto crap like Sherwood is.

I remember 5,6,7 years ago hearing people talk about old Goodwood, Tara and Country club of BR were going down. Now all those areas are getting top dollar.

I can't speak for Sherwood Forest, but I think Broadmoor is well located and has interesting architecture. Just the houses all need $60-100,000 in updates.
