You are wrong again. I live in one of those subdivisions mentioned and house that did not flood sold for $10/sf less than last year. One of the nicer houses too.

There are trends,and there are individual examples. There is no "culcha" coming in. Maybe the house was too big for the neighborhood, or maybe it was in poor shape. The trend is up and the developments I mentioned are in good shape, other than Woodstock which I mentioned. I'll simply say I have a vested interest and MLS data backs it up. Zillow is garbage, but even their trend is up.

So a house that didn't flood sold for $10/sf? So like $20k for a 2000 sq ft home? I'm calling bs on that. That's less than the worst areas of NBR

I’m pretty sure along Greenwell Springs Rd on the sides of Magnolia to Belingrath is enhabited by culcha

The nice ghetto green house is a nice touch next to the house with 4 families in with two FEMA trailers out front.

New Orleans has many unique cultural aspects that will always make it attractive to some people regardless of crime, Baton Rouge doesn't have that and never will.

I was told 'about' $300,000 so maybe they rounded up or it's a different house? $289 still proves that there is value in Broadmoor and it might be seeing a similar upward trend that the area from Tara to Goodwood was seeing 3-4 years ago. Who can know for sure...I just think $100,000 seems super low for a 3,000 sq ft. property anywhere South of Florida Blvd. without it having major problems.
