That's the neighborhood- that stretch on Florida from Sherwood east toward that BBQ place.

I agree that it could be built up if the larger spaces are demolished or subdivided. The big box buildings there are not compatible with the types of neighborhood businesses that are opening up.

Not as much spending power in that direction as the areas closer to Broadmoor, but there is a developing Asian community around there with neighborhood-oriented businesses.

Some potential there IMO. Unfortunately there is some high crime areas to the north of there off Marque Anne.

They're just filling in the Sherwood homes that have been vacated by white middle families.
We have a pretty good amount of them in Broadmoor. Good people, but boy do they love their virgin Mary!!

True. There is so much traffic from people going to/from Denham towards downtown that they could probably do fairly well. I've noticed that there is a coffee shop void in that area. Put some of those on the north side of Florida so people can stop on their way into work. Dunkin' Donuts just did this exact thing at the corner of Wooddale (where Enterprise used to be).

Put grocery stores and dry cleaners on the southern side. Pick-up food & your clothes on the way home.

Dunkin would do well at that spot.

There's no damn service roads there too....easy access from the morning westbound traffic. Fast food and donuts like that are a more compulsive stop, so having to pass it up and double back is a problem.

Mary Lee is in a decent spot right there off Marilyn but only because it's right at a corner.

There are a couple of problematic apartment complexes to the north of Florida, east of Cortana that I'd like to see leveled. It would solve a lot of problems.

I'm a little pissed about it, actually. I don't know if I can deal with the temptation of those incredible donuts every weekday morning.

I can't believe that place is still there. We used to get donuts from there nearly 30 years ago.

Yeah... I go there for lunch occasionally. Sometimes hit up Gamestop, GNC or Sears.

Mostly old white people walking around in there.

Much of that corridor was developed when the developers were making the rules in BR. Very little regulation, which led to awful access problems and unsustainable aesthetics (city-wide, not just along Florida). If they can maintain the character of some of the more unique-looking buildings in the area, the redevelopment can be promising.

Drove down Florida Blvd today for the first time in awhile. They could demolish everything on that street from downtown to Denham Springs.

I'm surprised nothing has been done to that building when they started building that area up.

The Florida blvd/Sherwood area is just so damn ugly. Everything from the homes to the stores. I see no hope. I sure as hell wouldn't move out there. Also it's far away from everything and there's nothing to do out there.

I'm not an expert on commercial property, but maybe the owner is depreciating the building for taxes? Is that even probable?
