Have realtors always been commissioned based? Seems like they should make a little salary plus commission.

I know two personnaly...a couple and an individual. The couple who was a very very upscale realtor owners. They both came from trash climbed the ranks got really rich. Well ole boy was having orgies with hookers. Like plank road airline hookers. Other person is trying every pyramid scheme known to man to try to get rich. So yes they are scum of the earth.

I'm in estimating and sales for a commercial construction company with a flexible schedule that allows me to get away a few minutes a day to have a side business. I usually meet early in the morning before work, around lunch and in the evening after work for all my real estate and building.

I hope that doesn't happen. I started about two years ago and it has gone above and beyond my expectations. Every spec we've started has sold in the cabinet phase and we've attained presolds in the process. Real estate is hot right now. Hanging on to the real estate license for sure!

I started as a Realtor to learn the market with the sole purpose of one day growing my investments where I no longer had to be a Realtor. I still know plenty so they call me with deals and I let them sell stuff for me strictly on the buyers side. I also let it go because flipping houses you run a bigger chance of getting sued if they can say you misrepresented the market value. Happened to a friend of mine actually.

The more you pay, the more they make, on both sides of the deal. The person working for you has an incentive for you to get the shittiest deal possible. It's not like you'll be coming back to them in a year or two to buy another house, so what do they care about repeat business? Auto salesmen supposedly do care at least a little about that.

That's a dumb statement. Realtors make a living of referrals from previous clients. Their goal, like any successful business, is you walking away with a great experience so that not only in 8-10 years you call when it's time to make a move but when they talk to their friends and family, they refer you.

A lot of them are. They're working on commission. They'll say anything they can. This is coming from a guy who is a realtor outside of my full time job in the military. Honestly, the best realtors to deal with are those in local businesses (mom and pop). They work the hardest, especially on customer appeasement. I know when I work, you can call me anytime of the day or on the weekends. I get calls at 10 PM Sunday. Doesn't bother me.

I do think a buyer real estate agent, a lot of times does have to provide significant service (showings due to thei monopoly) but still put in time.
Listing agent? Different ball of wax. Several want a Medal of Honor for a Saturday afternoon open house. Lol

Recently moved. Company paid for agents both where I lived and where I was moving.
The one where I was moving was a pleasure to work with. I needed to find a house quickly and she was more than willing to deal with our screwy schedule.
The one selling my house was scummy in my opinion. I was selling my house to my company who in turn would sell it to whatever buyer I had lined up so that I got my cash immediately. They required certain repairs to be made and asked the realtor to get an estimate. She decided to tack on 2k worth of additional repairs/cleaning to the house that my company did not request. Her reasoning was that it would help the house sell (but I'm on the line for that 2k). She also asked me to drop the selling price over 7k even though we came to the original price together. So that's 9k she asked off of the price already and she had not even put a sign in the yard yet. The house had several visits in the first few days (all before a sign went up) and one of those was eventually the buyer. It sold in less than a week. I was out of state so there were a lot of phone calls negotiating and trying to determine exactly what I'd have to put as a down payment on my next house. The realtor selling my house lets it slip that the buyer of my old house is a friend of her son! She had told me she was acting as a dual agent, but not that she had a personal relationship. So this woman showed the house only to her clients before even really putting it on the market, asked for a price reduction, and requested repairs that weren't necessary (I told her no). And the whole time, she is just getting a sweet deal for someone she knew. And the house sold in like 4-5 days, so I have faith I could have gotten an offer at original asking. I informed my company that we should not be dealing with that organization.

Any agent worth anything can make it strictly on referrals from past clients so why would they want you to have a shitty experience?
