Not really. If you overpay by $10,000 they only make $200-$300 extra. (That's assuming they aren't both sides of the deal and the house sells for over $100K).
No point in screwing someone over to get a couple of extra Benjamins.

When I bought my house, I had a very MILFy buyers realtor and she was great. She showed me a ton of things to look out for, answered a ton of questions, recommended mortgage companies, and generally just made the process a ton easier.

I'm in the process of purchasing in BR and my realtor is awesome. She came highly recommended from several people though, so I did some research beforehand

Just like every other sales job they're trying to maximize their profit. Some think longer term (honesty and good service = referrals) while some aren't as professional and think shorter term.
I wouldn't put them in the same group as used car guys.

I see a lot of realtors. Some are great, some will say or do pretty much anything to make the sale. For the individual, it is hard to spot a bad one up front. My biggest complaints are that they often forget who they represent (owe allegiance only to the deal) and getting lazy once the purchase agreement is signed, like not even calling their client to keep them up to date. It would not be fair to say all or even most are shady, but some certainly are.

My most recent relator was a POS. I found every house he showed me AND he got pissed when I found the house I bought on my own, didn't ask him to show it to me, and didn't give him a commission. Scumbag, maybe. Lazy? 100%.

A friend of mine is a realtor and she is the furthest thing in the world from a scumbag. She has helped lots of people find homes that were right for them. Obviously, she gets paid by commission, but at least in her case, I can safely say she's primarily motivated by the needs of her clients, not the commission.

The buyer's agent I had in PA earned her commission and then some. The sellers decided two days before closing that they wanted to fire their agent and refused to move out. Of course they still wanted to close.
I was probably too pissed off at that point to deal with them directly.
In situations like we had where I'm simultaneously selling one home and buying another 1,000 miles away without taking time off work....it's difficult to do that without help.

I'm not against realtors but we just did for sale by owner and it has been a breeze. Closing on my current house this Friday. We don't have to pay any realtors commissions because the buyers don't have a realtor and they didn't want to lose the deal by getting one. Our neighborhood basically sells itself and we had an offer in less than two weeks.
I will definitely use a realtor again when I'm buying a house but it will be difficult to ever use a realtor again when I'm the seller.

Sure....Wait until you sell your house and then the appraisal comes back at a much lower value than the sale price.
What do you do next??
Do you leave all that money on the table?
Does the deal fall through??
Do you ask for help?? From who?? The bank?? The appraiser??
Do you pay for your own appraisal and hope it comes back higher??
I would like to know what the FSBO with his "shite together" does next...

My wife's in a profession that deals with many realtors, and from my experience the whole group of realtors, mortgage lenders, insurance agents, title attorneys, etc are a cheesy bunch.

I lucked into getting a great Realtor when I bought my first house in Lakeview. Very thorough in her job. I firmly believe she had my interests in mind. She discouraged me from purchasing homes that appeared fine to me, but had underlying problems, i.e. drainage on the street, plumbing issues, etc. She helped me navigate the whole first-time process and I'm still friends with her to this day. It's just like every other business. Good and bad people.

The Mrs. and I recently moved to a new city and had an awesome realtor help us find our new house. The first day we looked he drove us around the city for almost 2 hours just helping us get familiar with it and becoming comfortable with it. Then over the next two weekends showed us 30 something houses and discouraged us from making an offer on a more expensive house because he could tell we were just buying it because we were tired with the process. We ended up with a cheaper house that we love but only because he talked us into waiting and looking some more. He also did all sorts of stuff for us because we were out of town during the sale process and really went out of his way to make it as easy as possible for us.
