Not if you ask around before hiring people. Subs make or break a job even for contractors that have their usual guys.

Most realtors are terrible humans. They do not act in your best interest and only care about making their sale. I've interacted with several. I know some personally who I refuse to use because I don't want to think less of them.
If they wanted to help you find the house you love they would search everywhere. Yet most refuse to help with any FSBO that won't give up some % to them. Well when it came time to decide between our house which was FSBO or another which wasn't the realtor started bashing things about the FSBO house out of jealous spite. So we got rid of her and did it on our own.

Yea that would help. He can go and check out there daily for you to make sure subs show up. That's always the biggest hold-up and one can seem great but you never know when they fall off the deep end.
I had an electrician who worked for me for 5 years with no issues then he started gambling, then the cocaine started, and one morning, when I needed him for a punch list to close, he didn't show. Come to find out he was arrested at the casino for indecent exposure for fricking some skank in the elevator.
You just never know when those guys will drink too much or something the night before and not show.
Also, make sure they aren't waiting on materials. If your wife is a little indecisive make sure you start picking things out early so you can have it ready to go.

Kinda how I feel. I have friends in the biz and at the end of the day, they are salespeople who want to make money off your transaction.

They are scumbags. My realtor hooked my mother-in-law up with a great deal on a house less than 500 yds from mine.

I would say on average yes. Probably more than average. I understand that they have a code of ethics but I have seen very questionable practices from many agencies and agents. I have never used a realtor and hope I never do. I've done many services for several different companies, national brands included, on the closing side. Still have a sick feeling about the craft as a whole and I have been away from it for more than 5 years.

Exactly... which is like just about everyone working in any kind of sales job. Waitresses don't really give a shite if you like your meal; they want a tip. The pharmaceutical rep doesn't care about my allergies; they just want the doc to prescribe their med.
Realtors get a lot of hate on this board b/c people see the commission check, and they think that is too much money for the realtor to be making from a single transaction. The fact is realtors get used/abused more than most professions.
A poster above said "So we got rid of her and did it on our own." So how much time/money did the realtor put into that transaction only to walk away empty handed? She may have been totally incompetent, but incompetent people can usually make minimum wage. I've seen friends drag realtors around for months looking at every house they can find only to buy something FSBO. It happens in a lot of sales related fields. Realtors are no different. The reason they make decent money on a transaction is b/c they are on call seven days a week and most of their 'customers/callers' yield them nothing.

sounds like some of y'all of shitty people for friends. I would think it is like most industries that involve heavy selling and commission based. You have some people that are dirty that will do anything to make the max profit and you have others that realize the best way to sell is doing right by the customer. The aggressive ones will make money quick but flame out.

It depends - yes some are like that, but I have met some great realtors who are nothing like that - they really want to find the right house for the people looking.

My first experience with a realtor was good and bad. They first tried to charge me some bogus "fee" for their services, which is BS. I asked what it is and they said that it was to fund their "team" of people to help work to find me a house and do all the closing stuff. I told them to take that "fee" out of their commission. They agreed, but it was annoying. I felt like I was talking to a mechanic who was trying to charge me for his "40 point inspection."

Knowing a lot of real estate agents (used to be in the biz), I know a lot have that "schtick" - but far from most.
