I was floored when I went to Bakers St Pub on the Waterway 2 months ago by the flash and new money that has flooded the area. I was in my Jetta and I looked super poor next to 2 Porches, an Aston Martin, and a Ferrari 458. The public schools up there are really good though and somewhat justify the prices.
Maybe I'm looking in the wrong area, but I see tons of houses listed in the 250-450k price range in "The Woodlands". Sure there are a few streets with million dollar homes, but most seem to be reasonably priced to keep undesirables out.

There are a bunch of respectable 3 BRs built in the late 80s you can find close to 45 in the 250-350 range. And a bunch of smaller ones around Falconwing and RushHaven. That's about it.

That is about right, but not long ago (5 years ago), those 250K houses were right around the 215K-220K mark. My roommate at LSU moved with his family to The Woodlands just before coming to LSU. I saw his parents the other day and they were saying how they bought their house for $330K back in 2007 and recently have had neighbors in the same neighborhood selling for around $400K. And those houses selling have been selling like hotcakes with buyers knocking down doors to get one.

Anything I've found in the Woodlands under 350k is dated. I've already lived in my starter house with gold faucets and low ceilings. I'm not spending the limits of my budget to buy a house that needs updating.
And saying houses are affordable, because houses exist in the 250-400k price range doesn't really fit my definition of affordable. Your house note is going to be around $2200. That's a lot for a house note to me. I'm used to about a grand less than that. I can afford it, but it's a big change in my budget.

You don't necessarily have to live in The Woodlands to get the benefit of The Woodlands. Jacob's Reserve, off of 1488 (about two tenths of a mile past 242) is right outside of The Woodlands by about two tenths of a mile offers easy access to I-45, shopping, lower taxes, and Woodlands schools. We chose our home over another we were considering in Creekside. You'll still find the homes to be pricey in Jacob's Reserve, but they'll be a tad less expensive than a home in The Woodlands.
We moved back to Houston from California in January of 2011. We've seen our house appreciate by about $75/sq. foot. I also work in downtown, which if you get up early like I do, I'm sitting at my desk at 6:45 AM if I leave no later than 6:00 AM.

Just moved back to La after 8 years on The Woodlands. Sold my house in Montgomery in 4 hours for asking price. Montgomery isn't bad at all. 30 minutes to the woodlands, good schools, acreage homes available that are reasonably priced and close to fishing and hunting around Lake Conroe

it's generic and boring ... not a terrible place to raise a family because of the schools, tho they're big and getting crowded ... used to be very affordable, but now it's not ...

I'm just comparing those prices to prices in other "desirable" cities. Those prices are really cheap compared to homes in most desirable cities.

Look in Creekside, that's the newest village in The Woodlands. We bought brand new construction in there in Jan 2011. We just sold that house in May
