I’ve seen it both ways. To me it is certainly factored into ROI. However it’s really dead equity until you sell, unless you borrow against it. Ive seen where some people don’t consider equity capture into ROI, and will constantly pull out haired equity to put into other true cash flowing deals. But that means you always have a mortgage so the properties better cash flow.

Also if I sale and get equity now let's say $60k I hopefully will benefit from stockmarket rebound
