Generally speaking everything except office. There are pockets of small garden office that are still strong but anything old, anything CBD or anything with a huge concentration of one tenant I’d steer clear of.

There are some pockets is distress in multifamily and other assets but it’s mostly with those borrowers who leveraged up way too high a few years ago. Now they haven’t hit their pro forma numbers and their rate has doubled. Plenty of rescue capital out there for these type of projects though. Unlike 2008.
