In Florida, NW Florida at least, the tenant must show at court hearing and prove a difference in income before and after moratorium due to COVID
Being the lazy worthless deadbeats they are and scared of court and some even running from law, they usually don’t show at court and certainly not with the required income loss justification
We’re 2 for 2 on evicting deadbeats not paying and they have to leave immediately after court hearing too
Both homes were in terrible disrepair though requiring $10,000 and $15,000 respectively to get back in rent condition

Military bases are close and we try to rent to them but can’t discriminate
