Older guy I know who flips houses says it is damn near impossible to get subs who are reliable and consistent. He's been doing this for 35 years (before it became a fad side hustle) and said it has gotten exponentially worse in the past 15 years. Mainly due to substance abuse and general lack of responsibility among the younger contractors.
50% of the problem is cocksucker GCs. Stop nickle and diming TF out of your subs and they might show up on time and do a decent job.
