What is the most accurate iPhone GPS/Surveying app?

Or is there one that's more accurate than the rest? My hunch is that every iOS GPS/Surveying app is limited to the accuracy of the iPhone itself. All the apps I've tried have an accuracy of ± 10-12 meters at best. Is there one app that's more accurate than the rest?
Also, is there a reasonably priced handheld survey device that can render more precise measurements??

We use Motion X for mapping the new mountain bike trails we build. It works pretty well and has a ton of features.

It appears MotionX is no longer available on the App Store?

If you want the most precise measurements get esri. It’s a commercial imagery company that uses arcgis. You’ll need a decent computer to run it.
If you’re strictly wanting mobile phone apps I’ve used OnX hunt before. You can see property lines and map/chart figures yourself.
