the whole thing is pretty simple, really...just draft up something stating your intent to be out effective on XXXXX date...that gives the owner time to find another renter...

also state that to you intend to pay the items shown in "attatchment A" in full by whatever day you mutually agree on in either a lump sum or payments and at the end of that term, your debt will be satisfied.

Attach the list of items that you owe and intend to pay for and label it "attatchment A"

Seems like you've been around the block on this issue quite a bit. I may just go ahead and do the attachment A with my debts that I owe. When I moved in I didn't have to play a deposit or anything. I just moved in to help him since he couldn't foot most of the bills himself. (Long story behind that)
