I have an autographed first edition of To Kill A Mockingbird that's pretty special to me. It was tough to get because Harper Lee was somewhat of a recluse even before her health started going downhill.

I would hold onto that and try to maintain the condition - that should be fairly rare and could end up quite valuable at some point in the future - particularly after she passes away.

I'm not saying retirement money, but she signed a batch of the anniversary editions and they can get into 4 figures. I see people list signed first editions in the 5 figures, although I don't know that they sell that high.

But, that's with her still among the living. First editions can be had, cheaply (depending on condition), because it was so popular and the first edition was a large run. The combination will only get more valuable if you can maintain the condition of the book.
