Needed information: how did she find out about/gain acces to your property and what is the nature of your work relationship?
she's been coming out to the farm with her kids - maybe twice in last 3 years. She used to go out there as a kid and hang out with my female cousin - when she found out my place was out there she was just amazed about the coincidence.
Maybe she views that area as some type of oasis to get away from everything - I don't know - a peaceful place to go while her life is falling apart around her.
I'm just trying to be delicate here - don't want to kick someone who's down.

So she had permission to go with her kids but doesn't have an open invite?
To be honest with you I can relate. I played golf with someone I never met who told me about him fishing at our family farm because he was friends with our neighbor. People take liberty with unoccupied residences. I would secure my property better. I would get a local to look after your place for a fee. I would tell her that unfortunately your going to have ask her to not come on your property anymore. Tell the sheriff about this situation so you will be prepared to act.

I'd just explain to her no more visits without permission.
It's a liability to you
Tell her you'll always be there for advice and keep the relationship on business like.
Or
Just go ahead and tap it and ride the drama wave
