Just get him to pay you cash rent.
100-125$ /acre is fair.
I'm not up to speed on rice yields but with beans you can burn up and not make shite or if watered you can make 40-50 plus yield.
200 acres x 40 bushel is 8k
25% of 8k is 2k
2k bushels x 12$ = 24,000.
Lots of assumptions there.
Do the cash rent if your farmer will agree.
Guaranteed money.
