All properties in a 2 mile radius will go to zero. Drug dealers on every corner and armed robberies nightly. This according to some shrill panicked woman at a casino meeting at the Bluebonnet library a few years back.

In all likelyhood it will have zero negative effect on Springlake/Fairhill. Possibly a positive effect on Gardere which would in turn positively impact Spring/Fair.

Property value should go up over time, but it will more attributed to the diserability of the area. The proposed residential/retail from Wampold will draw ppl in. It will be interesting to see what restaurants move to the area as it is lacking in good eats, or any eats for that matter.


If youre asking for the purpose of beating the uprising costs in anticipation of selling later, dont waste your time. It wont be that significant unless its over a long long period of time.

As for me, Im ready for a decent poker room in BR.
