Landlord Question

My tenant's lease expires at the end of the month and I have already notified him that I cannot extend or renew it and that he must be out by Oct. 31. What can I do legally if he doesn't comply?

evict him. have to go to court and get the sheriffs office involved possibly. its a friggin mess, i had to do it once.

Eviction. If you're in Louisiana, you're lucky. The law is on your side.

I had a deadbeat roomate once that moved out on me and my other roomate and left most of his stuff there. We had a garage sale and made back about 90% of what we had lost. Though I doubt it was technically legal.
Then later, I had another deadbeat roomate who moved out on me and my non-deadbeat roomate. More or less the same situation, except his stuff wasn't worth as much, so we just piled it all in the backyard and lit it on fire. (Though to anyone thinking of doing this, I would highly recommend that you check to make sure your new roommate who is moving in the next day hasn't already put some stuff in the room)

Actually, since he had vacated 30 days earlier without notice of what to do with his property, I would assume that eventually we would have been able to claim it under some sort of salvage law or "finders keepers" law. I mean, you can't abandon property indefinitely and have it still be yours, right? Even with cars, if you abandon your car for too long another person can claim it.
So we just skipped the paperwork.
I think one of our customers figured it out. She was commenting us on the selection of books available and how there were so many (this dude had shelves of them, all looked like they hadn't even been read) - she asked where we had got them and why we were selling them, we told her it was our roomate's books but he wasn't here right now. So we didn't lie!
We sold the shite for pennies on the dollar. We basically looked at the bulk of stuff we had, and figured on how much he owed, and priced it all to sell. This one guy bought a book from us for like $1 and then bragged he was off to sell it on ebay for $30. We didn't care, we just wanted our money back, good for him!
