I've had 2 appraisals for the same property come in at $30k difference in value.$189k-$219k. In the same month and year.
Each one used completely different comps.
And the $189k appraiser would not budge, even after he was presented with the other appraisal and comps.
I've never had an appraiser change an appraisal that was contested. Not one.

Everyone always wants to believe there house is worth the higher number.
