I feel like with modern open floorplans you can get more bang for your square footage buck too.
I grew up in a small house and part of that was taken up by a formal living room and a formal dining room that we only used a few times of the year. Meanwhile we spent all of our time crammed into a tiny breakfast nook, a cozy den or standing in line to use the one bathroom.
I'm sure a modern, one story 1600 sft could be made to feel spacious and accommodating for empty nesters or newlyweds.
