So the wives have won out and we're looking for a rental on 30A in FL...

My personal opinion is to throw the cash down at Phoenix West 1 or 2, give the kids the lazy river, indoor and outdoor pools, the double water slides (and oh yeah the beach) while we get the nicest condos with the closest location to the entrance and exit of the OB area.

But reason? Practicality? Pragmatism? Wives need not these things in order to plan your vacation. They need only your money, and an idea stuck in their head.

So my question is do any of you have a good go-to realty or property-management company for a nice 3BR condo or small house that will not require me to tap my 401(k), take out a HELOC or sell plasma from now until mid July?

The 30 is $30k per week.

The "A" is for the repairs to your anus.

The beaches are beautiful there but the traffic and the additional time to get there (for me) make it a loser.

Perdido or western P'cola area all day.

Family used to have a beach house in Blue mountain beach, they had a condo style place near the house. adagio or something, it was nice has pools for kids and stuff if you don't want to go house.
this also puts you close to the red bar which I recommend going to.

I agree its alittle to far, Portofino is my go to beach spot(especially since we sold the house )

ill actually be there in exactly one month cant wait

We always used Rivardnet.com to find a rental home. Our go-to place is Grayton Beach. We used to rent in Seaside, but having 30A between our house and the beach was a problem. Grayton Beach is much quieter, and about a quarter of a mile south of 30A.

We always stay in Carillon Beach. It's at the very end of 30A and the end of the strip in Panama City. Quiet, but convenient.

My brother rents a place in Rosemary Beach every year. He splits it with another family and still spends twice what we do.


ETA: My brother's place is called Seacrest Beach. He gets a house off VRBO.

kids love either the seaside/watercolor or Rosemary beach areas. Anywhere else may be slow for them, depending on age of kids And how many are in your group.

AirBNB or Vrbo. We stay in a house with a pool that sleeps like 20 for 8k a week in the middle of the tourist season (we have 4 generations of my family going now so we need a large house and a pool).

It's a great area that our kids all love. I really want to get down further to St. George island though.

I get VRBO is the way to go, but I was wondering if there was some all-encompassing company down there that operated in several of the communities. In other words, I didn't wanna have to individually search in each small little rental area.

We've stayed near there a few times at the Latitude 29 condos in PCB. Very quiet. We get a pool level condo, and you have a decent pool, nothing fancy, right outside the door. And to get to the beach, you go up like 3 steps and you're there. I like it because I don't have to lug a cooler down to the beach like you do at many condos. If you want a sandwich and a couple more beers for your 12 pack cooler, walk 40 yards to your kitchen. Decent rates, never crowded, and perfect for just going somewhere to relax.

Not too many condos on the beach along 30A, mostly houses.

Adagio, Water Color Inn, High Pointe and water sound are probably your nicer options.

age of the kids is important

while I like blue mountain and grayton we would ride bikes to seaside/water color everyday to meet people our age(when we were like 16) but as we got older I liked the quietness of BMB

if they are 8 and under it doesn't really matter

8-18 stay in seaside/watercolor so they can meet people plus they have more stuff to do.

18+ leave there punk arse at home
